seeking delapidated property near Balaton

hallo everybody,

thinking of relocating outside UK to eastern europe. considering balaton environs but put off by dreadful agents, perhaps going private a better option

wondering if anyone has any experience of villages near the lake where some of the old folks have left their property or would want to sell it. the more delapidated the better. will be in Hungary in August and would like to look at some places.

any advice/thoughts would be really appreciated.

hi toshka

yes there is a lot of property about and yes i am sure you will find loads of it. but dont think you will find much within 5/6k of the lake. go out 10/20k and you will find loads as we viewed quite a few. as the lake takes almost 4 hours to drive round if you tell me which area you prefer i can give you more info.

thanks for reply. perhaps north side of lake as would like a view of the water perhaps and its the wine-producing region that may attract some visitors to my place. i'm asking for a lot, aint't i? how come you know the region?

same story in bulgaria - anythiong near the sea has been snapped up already, modernized and is thus out of my pricerange but go 10 km inland and there's properties galore.

both countries have lots of sunshine and that's what makes it worth the effort. dont you think?

yes i agree the sunshine for 7 months at least does make all the difference.

you ask how i know the region well we spent 4 years having our holidays here and one evening we were driving along the north side of the lake as the sun was setting and we had to stop and take in the colours and tranquility. hubby and i looked at each other and both said "i could quite happly die here" so two more years looking at about 40 houses and now we will have been living here 4 years tomorror.

but lets get back to your question. houses on the north side of the lake with a view are very few and far between. the area where the grapes are grown is about 30-40 k long and about 1/2 of that area comes under the national park because of the old extinct volcan rocks.

but do you want the grapes for your own consumption or to sell as there are strick laws about making wine and selling it.

you also get wine grapes on the south side as balatonboglá make a very famous wine. the grapes in our garden have done us well for our own consumption as well as the plum wine. hic hic.

you are brave! so you must have moved just after they got into the EU. you got out of UK just in time before it really started to go downhill. are there many ex-pats around? am told the place is crawling with germans and austrians. there's quite a few english folks here in bulgaria.

no, wine not for me but thinking letting one room for wine-lovers to tour the region during summer for little bit of income. Unfortunately wine gives me real acid stomach so i seldom have any. really looking for a house with plot for veg and a conservatory maybe with view if poss - live in cul-de-sac on top of hill in UK and am used to view across the valley. are houses on the south side easier to find?

is internet access OK? are there a lot of taxes to consider when buying a place?

hi toshka.

if you want to attract trade then the south side has better facilities for visitors. more activities swimming pools and night life. where as the north side only has one main town on the lake. also most of the south side has excess to the lake

the two men who run this company i have met them both and seen them at work and must admit they are very good at what they do with no pressure at all. even take people on a 100k round trip to get them their residents permit. you cold also look at what they have to give you an idea of prices.

internet access is no problem and broadband can be obtained almost everywhere.
