Thank you, very good info. I have to improve my Hungarian a little bit Smile
Since we would like to build a permanent house we will stay on the safe side and check only plots advertised as such. In my opinion the good thing is that there is still some land available for building, even if more expensive. Being so close to Budapest and quite desired place to live (from what I read) I was expecting that almost all the build-able land to be already built.

Paul, yes, the prices seem to be high, however I noticed a very wide price range between the adds. I plan to check some of the ads, so probably I will find out why is this.

Sue, the price of the land you found is very good, maybe too good to be true Smile It's ok if the site is in Hungarian, I was speaking Hungarian at home so I can understand most of it (for work I might have a problem indeed at first). I've seen the same ad on the website twice, one for 720n and one 1019nm so it looks like a bigger parcel which is divided. The ad mentions "Külterületi SZÁNTÓ eladó" and I know "Külterületi" is something like "outside the perimeter" - so this means farm land? And I don't know what is SZÁNTÓ, maybe short for Szentendre?

hallo,

no, "szanto" means ploughland so careful. and yes, it sounds as if the ploughland is somewhere else. outside the perimeter of your property but the meaning is unclear so take a good look and make sure they show you both the property and where this ploughland is.
i thought the price looked good too - it was meant as a rough pointer to what to expect but if it looks too good to be true, it probably is so be very careful.
