Property Locations

Australia - Property Locations

There are a number of areas which are considered to be good prospects for those who want to purchase property in Australia. It is advised that buyers consider purchasing close to areas which have an industrial feel at the moment but are earmarked for redevelopment as a residential area in the future. The vast majority of expats head for one of Australia’s cities in order to be close to good schools, healthcare and other facilities.

The city of Sydney has several recommended suburbs which tend to be in the south and southwest areas of the city. One of these is Rockdale, where prices are currently a little lower than they have been in recent years, but are expected to rise again. Rockdale has also been singled out as a place where rental potential is high.

Sydney in general is one of the main destinations in Australia for expats thanks to the quality of life and employment opportunities. Sydney is considered to have one of the best education systems in the country and is particularly popular with young professionals due to the thriving night life and café culture and wide range of activities that are available. Sydney is home to a large financial sector which means that many people come to the city looking for work and there are a number of other industries that are based there.

The cost of living in Sydney is rising, mainly due to the popularity of the location but it is low when compared to cities such as London and New York. Even in the city you are only a short trip away from beaches and several national parks and the laid back lifestyle is something that many expats are looking for.

Melbourne’s suburb of Ashburton has also experienced a drop in prices in recent years, but it is considered to be a good neighbourhood with a lot of potential. Melbourne has attracted a lot of expats over the years and as a result has communities of expats, with Italian, Greek and Vietnamese communities. There are expats representing more than 140 nationalities in Melbourne and it is estimated that nearly a third of residents in the city were born in another country.

Melbourne is considered to have a very laid-back lifestyle and sporting activities are very popular. The city has a lower cost of living than many other cities but does offer a very good quality of life. The city is very popular with younger people and like Sydney, has a good nightlife, café culture and shopping facilities.

Perth has a number of suburbs which are affordable yet good areas to live in and that are expected to be up and coming areas. These include Thornlie and Bassendean. Like Melbourne, almost one third of the city’s population was born in another country and 10% of the city’s population is from the UK. Perth has always ranked highly in lists of desirable locations and this is due mainly to the lifestyle and climate. It claims to enjoy more sunshine than any other city in Australia.

Another popular city with expats is Adelaide, due to the fact that it is not as industrially developed as some of the other cities in Australia. The city is filled with parks and older style buildings and due to the lack of industry is perhaps more suited to those who are looking to retire. There are programmes in place to encourage expat job hunters to move to Adelaide as Australians prefer to work in larger cities. The cost of living is low in Adelaide and there are incentives such as subsidized housing. Adelaide does have a lively nightlife and the climate is pleasant all year round. The local authorities estimate that they need to encourage around 5000 expats to move to the area each year in order to keep the local economy strong, so there will be opportunities in the years to come.

If you do want to be in a more rural location then towns such as Gulliver in the northern part of Queensland and Redan in the state of Victoria have both been pin pointed as property hotspots, where prices have been fairly steady but are expected to rise in the near future.
