The vast majority of expatriates live in Budapest. Here it is possible to rent apartments, townhouses and family homes, although there is a shortage of short-term rental properties. Rental prices are relatively cheap compared with other European countries, but vary considerably between different parts of the city, and are rising steadily. It is reported that properties can be rented for anything between Ft15,000 (US$75) and Ft200,000 (US$1000) per month, excluding utilities.
The main choice for expatriates is whether to live in Buda or Pest. The majority, particularly those with families, opt for the 12th and 2nd districts which are located in Buda and offer relatively quiet residential areas and houses with gardens and garages. However, traffic congestion results in a very long commute across the bridge to Pest, where most expatriates work. Single expatriates and couples with no children often opt to rent apartments in Pest, which offer closer proximity to work and the city's social facilities. This area tends to be noisy, however, and the air pollution is high.
The 1st, 5th and 13th districts offer exclusive and very expensive accommodation, often in impressive 19th century buildings.
Details of properties available to rent can be found in the classifieds section of local newspapers, and in the English-language weeklies. There are also many property agencies, but the staff may not speak much English.
