The standard procedure for renting a property entails:
1. Signing a letter of offer and paying one month rent as an "Earnest Deposit".
2. Within 7 days, paying two months rent as a "Security Deposit", an amount in the region of RM1000 as a "Utility Deposit" (for electricity, power etc), stamp duties and disbursements.
3. Signing and retaining a stamped copy of the Tenancy Agreement.
