Buying or Bulding in Vale Da Telha

I have read the exchanges about Vale da Telha, with great interest. My wife and do not qualify as Expats- but are really interested in the possibility of buying or building a villa there.We have visited the Algarve many times, but have found it difficult from the UK to find out much about what is going on Vale Da Telha at present in terms of developmemnt generally , and even more important what have beeen other peoples experience with bulders there, in terms of cost,realiability,specificatiom and finishes and how they went about deciding who to employ.
Does anyone have any suggestions about how to find out more about these topics.Obviously we need to visit the urbanisation but I am very busy and so we were t rying to find out as much as possible from here before we amde our visit.
All thoughts welcome.

David, we are currently having a villa built in Sector E in Vale da Telha, and we were introduced to the area by www.sunseaker.co.uk which is run by a British couple and they arranged for us to meet estate agents there. www.sunnyhomesportugal have a web site and their agent showed us plots and villas in various stages of build. We actually used Maria at Confronto which is an estate agent in Vale da Telha itself and our builder is Construtora do Vale da Telha LDA. We have been extremely pleased with the service we have received from them and we the villa should be built on time for July 2005. We started the process by viewing in Sept. 2004.

I have asked for several quotations before building in VDT and Construtora do Vale da Telha was among the high quotations I received . Always ask if the quotation includes or not the kitchen furniture, central heating, boiler etc. Please be very carefull as this makes all the difference. Always check out the builder work in several stages. I may give you the results of my experience regarding quotations. The company that sells the plot may not necessarily be the one that builds the house. Email me if you want details.

With regards to the cost of building in VDT many builders just use the sand on the plots rather than "proper"building sand to save costs. Also the ratio of cement to sand was another important factor.
We did indeed witness builders throwing sand through a net which was then used in the concrete etc. I wondered why their plot looked so clear and flat, unlike ours which looked like a film set of sandunes of the sahara desert.
