On offer is a large 3 bed, 2 bathroom apartment located in the Silver Coast - Portugal.
Guide price 90,000 Euro.

The apartment is a freehold and it is located in the town centre in one of the main public squares of the beautiful town of Águeda.

The building is a solid concrete construction of the 1970s. There are 6 apartments sharing the same staircase. The front door of the building now opens to a traffic free area with esplanades and garden. From the staircase one can also access the private car park to the rear.

The apartment is on the 2nd floor, it has an area of approximately 100m² (1,080 square feet), it has 2 balconies (East and West facing), 2 bathrooms (one with a custom made shower and the other one with bathtub), 3 bedrooms (1 double and 2 single), a large entrance hall, kitchen with breakfast area, a large living room, utility and storage areas.

The apartment enjoys great views and plenty of sunlight. All services are connected including city gas, broadband and digital TV.

The apartment was fully renovated in 2006 at a very good standard.
The works included new pluming and wiring, the layout was altered to create a more flowing and open space more in tune with modern standards. The rare Brazilian wood parquet was kept in all the rooms and restored. The kitchen, including appliances, and bathrooms are completely new. The kitchen has granite worktops. The mahogany doors and windows were also all restored.
Maintenance works are done periodically since the renovation. Everything is in tip top shape.

The property is very centrally located; there is a cinema/theater, secondary school, shops, grocery store a bank a museum and a few cafes right there in the public square. University, public library, swimming pool, restaurants, bars, primary school, kindergarten, train and bus stations, hospital, hotels and everything else is just around the corner.

The town has a few public gardens and a beautiful riverside walk; it is a very lively place, the first “smart city” in Portugal, hosting events all year round. People are very sociable and everybody enjoys the pleasures of living outdoors, the esplanades, going for walks in the warm evenings and out for a drink in the many bars and pubs.

The town is located in the lush green region between the mountains and the beach and it is directly connected to the 2 biggest Portuguese cities, Lisbon (250 kms) and Oporto (70 kms).
The endless miles of white sandy beaches of Barra and Costa Nova are only 30 minutes away. Caramulo Mountains, with its breathtaking views, unspoiled nature and picturesque stone villages are a 30 minutes drive in the opposite direction.
Luso with its ancient forests, and famous for the pure mineral water springs and baths is also a 30 minute drive southward. Curia with its turn of the century many hotels, golf club and baths, and Aveiro the “Portuguese Venice” are only 20 minutes away.

There is more to Portugal then Algarve. This region is a good example of that; it offers a diversity of jaw dropping landscapes, great fresh food (Portuguese love their food and wine, the region is also known for the Bairrada wine and Leitão), great weather, beautiful towns and villages, lots to do outdoors and all the modern trendy stuff as well.

The property will do a great home abroad, or a holiday apartment.
At the moment the apartment is rented providing an income of around 6,000 Euros per year. The contracts can be kept or canceled any time without any costs.
This figure could be a lot higher if rented as holiday’s accommodation.

The running costs are very low. These are the yearly real estate tax (around 200 Euro) and the shared running costs of the building (60 Euro per year).
