Italian Mortgages?

Does anyone know what the interest rate is when using an italian lender?
I here 2%, but is this true!

Italian Real estate mortgage , variable tax rate start from
Euribor 365 days/ 6 or 3 months base (depend by banks )

+ Spread from 1,30 to 1,80% ( according with Mortgage years)

example

October 2005 > Euribor 365/3month = 2,154%
+ Spread= 1,30%
Tax rate = 3,454

100.000 eur / 20 years mortgage = monthly installment 578 eur

NOTE : this quote validity it's subject by Euribor validity , and final bank confirmation - the tax rate and monthly intallment to be freeze ONLY at mortgage contract signature

Thanks for the info.
The property i have seen is for 450000 euro. But this is not all mortgage, as the investment is also a buisness loan. Do you know if italian lenders would charge at a different rate, as in the uk (buisness loans are at a different rate to mortgages).
But out of interest what would the monthly cost be on a 450000 mortgage?

business loan to non italians , Only Repaiment Mortgage
