Hi, I have just bought a plot of land near Samokov. I have a design for a house but need a Bulgarian Architect to draw up working drawings to get it built. Does anyone know of a reasonable architect.

hi, we bought an old place near Dobrich with the help of an architect. She is bulgarian but speaks great english and has been very helpful. She planned the changes to include the bathrooms with the renovation, but she prefers to work on completely new projects. She did tend to have her own ideas but I believe that is typical of bulgarians. She has an appartment in Sofia as well, not sure where Samokov is.

Hi pip 123 sorry for the long time in responding. Due to an illness we were not sure if we were going to continue with our plans to build a retirement home in BG. However all is now ok. Regarding the Architect what sort of cost was involved. We have been quoted some outrageous prices. Do you have a contact number of your Architect.

Hi,

I now work as a projects manager in varna and have various projects on the go Architect fees are around the €15 per m2 of build so it depends on how much build area you have to play with.

1. What is the size of the plot

2. Is the plot Regulated i.e. Have the local municipality given permission for a build on the land, the general rule of thumb is 25-30% of the area can be built on.

3. Is there water and Electricity near by

If the estate agent who sold you the plot is doing there job they should be able to help you with all of these things. Also you will need to think about finding a good builder e.c.t. as there are cowboys out here to we always put a craftsman into a house and then send him out to employ local labour as we find this brings everyone on side and helps to make you feel part of the community. You are a bit far away for me to take an active role but will help if i can so you don't pay to much.

Thanks for th info on the allowed building size of 25-30%. Here is another problem with my agent they wont tell me if this is 25-30% of the house footprint or floor area total (first floor + ground floor) and if this includes the garage as well. The water supply is via a well and electricity is supplied. Also the plot is regulated. All I want at this stage is a reasonable cost for approved plans. I will worry about a builder later. It seems as though the dream of buying a plot of land and building a home to retire to at a cost that Bulgaria promised to provide, is now not a reality. We could not afford to do this in Spain or France, Bulgaria said it was possible. Now I have my doubts as the fees and prices quoted are not proportional to the wages and economy of Bulgaria. Something is wrong when a Policeman earnes 300 euros per month and an Architect can charge 6500 Euros to put on paper a design I am giving him and submit it to the local authorities. I have done this in the UK to extensions on my home and it was nowhere near this cost.

Hi Guys,

Sorry to hear that you are not getting the service that you should alot of companies out here that just try and play games. I will look at all the figs and discuss with my people in Varna and clarifiy and will send you a PM on my thoughts on it but at first glance it looks debatable??? I suggest you put a stop to all activity and look for a better architect in the area. I will have a chat with my people and see if they know any in your area. In the meantime sit tight and hang on in there it may not be the end of your dream.
