The property, along with 4500m2 of revived and fully producing land, is the perfect opportunity for anyone wanting to live a self-sufficient and permaculture orientated life whilst being only 1km from a historic village with all the facilities required for the other areas of life.

The quinta has been lovingly brought back to life which means that it is possible to live a peaceful life as well as having fertile soil to provide all the fruit and vegetables required without first needing to undertake any building renovation work.

The property consists of

The roof of the house and veranda is of steel and tile construction and is less than 5 years old. The veranda is tiled and has electric power. This means you can have outdoors living for the majority of the year and then watch the land from the covered end of the veranda in the winter months.

With a 7 metre deep and 3 metre diameter stone-lined covered well which has abundant, clean water all year round, winter fresh water springs and a gully which travels through the land which could be used for hydro, this is a rare property which has everything required to live completely off-grid within a one acre footprint.

The property is at the source of the Fonte do Salgueiros which along with the nearby Fonte da Mona were originally the source of water for those living in the nearby village. With the village having its only centrally located font since the 1930s, the new owner can enjoy the benefit of a more than plentiful supply of crystal clear water.

Surrounded by high, dry stone walls which have been restored by the current owner, there are many fruit trees along with 32 ancient olive trees which in 2014 produced a yield of 70 litres of cold-pressed organic extra virgin olive oil. Also on the land are many old and well-established vines which have been restored to being fully productive. The yield in 2014 was 150 litres of red wine and the new owner can emulate the success of the current owner if desired by entering the regional wine competition where the 2013 vintage was placed fourth.




Also on the land are orange trees as well as lemon, fig, plum, apple, loquat, prickly pear (figo da india) and marmello. There are young cherry, lime, peach and pomegranate which are already thriving and will soon bear fruit. The spring months also brings a good harvest of wild asparagus across the land.

Within the olive grove, there is plenty of shade to place a yurt or tipi for extra accommodation.

The solar system installed at the property will remain as part of the sale. The specifications are:

900 watt total solar panels
500 watt Trojan battery bank (deep cycle)
2500 watt (5000 watt peak) pure sine wave inverter
Charge controller providing 240 volt and 12 volt power

Also to be included are the following:

Wine-making equipment to a maximum 300 litre capacity

Whilst the property has no need for any grid tie, the nearest electricity connection is 200 metres and there is a telephone connection 250 m away. Mobile wifi is currently utilised at the property with a 3G connection. Access to the property is very good.

For day to day needs, the village of Medelim can be reached in less than 15 minutes on foot or 2 minutes by car. Famous for being the 'village of the balconies', there is a post office, pharmacy, restaurant, petrol station, a couple of bars and cafes as well as a general goods shop for all your daily needs. There is also a regular bread delivery by van as well as a weekly fish van.


Rural, but not remote, there are supermarkets less than 15 minutes away in Penamacor and Idanha-A-Nova and the cities of Castelo Branco and Fundao are a 45 minute drive away for larger purchases or day to day needs.
