Condo sale

Information needed regarding the sale of our condo.
My wife and I purchased a condo ten years ago in Thailand.
In joint names.
We have since returned to Australia and have divorced.
The condo will be part of my settlement.
My question is, how can I sell the condo without my wife's signature.
We both live in Australia so my ex cannot sign at the land office.
Would a Stat Dec from Australia work?

Thanks in advance for any help.
