Colombia - Buying Property
In Colombia it is a generally accepted fact that many properties on the market are overpriced. There is always room for negotiation and it is recommended that you make a fairly low offer to begin with, but the bargaining process may take a few weeks. It is also important that you have finance for the purchase in place before you begin looking. It is unlikely that a newcomer to Colombia will be able to secure a mortgage through a Colombian bank so if you need a mortgage it is a good idea to arrange one through a bank in your home country.
Many people in Colombia do not use a lawyer when they buy a property but it is important to ensure that you have proper legal advice when you do so as there may be commitments and benefits that are available to you as a foreign investor.
Once an offer is accepted it is a good idea to have the terms of sale agreed on paper. Purchase agreements like this are common and it protects both the buyer and the seller. When the purchase is completed there is a closing cost to pay. This will vary depending upon the purchase price of the property. The property will then have to be registered with the government. The estate agent or lawyer handling the purchase will be able to advise you on this process. Depending upon the cost of the property, it may be worthwhile registering as a foreign investor.
Foreign investors are now able to sell property and have that money transferred to their country of origin. The amount of red tape for foreigners has also recently been reduced, making the whole process much smoother. The Colombian government is no longer able to seize property from foreign nationals which makes buying a good investment. With regard to property purchases, foreigners have the same rights as Colombian citizens.
Expats generally do not stick to the same communities and can be found across the country. There are no limits on the type of property or area in which it can be bought.
