Portugal - Beja

The district of Beja is situated in the southern part of Portugal and is named after the city of the same name. The city has a population of almost 22,000 people and the municipality of Beja is home to a total of 35,000 people. The city has a history that dates back to Roman times and is one of the largest cities in the region. The city draws in thousands of visitors every year, but it is becoming popular with expats due to the proximity to the Algarve and some of the surrounding areas are very tranquil.

The climate of the district is such that the area has very hot summers and fairly mild winters, although snow does occur from time to time. Rainfall is highest in December but is almost non-existent in July and August.

Beja is a fairly quiet area so is ideal for those who are looking for a quiet retirement. Most visitors to the area use it as a stopping off point on the way to somewhere else. The lower cost of living makes the area very attractive for those who are no longer working. The city of Beja has everything that is needed for daily life from shopping to leisure facilities.

As the area is still fairly new to tourism there may be some opportunities to begin a tourist related business such as a B&B or small hotel, although location is very important. There are many areas which have little to offer tourists in the way of sightseeing and nightlife, so custom would be limited. The larger towns in the Beja district are starting to see more tourists each year so these would be better locations. Bars and restaurants are another option for those looking for their own business.

The old part of the city of Beja has many properties built in a Moorish style, while the newer part has a variety of houses and apartments. Property prices in Beja are very reasonable although properties in the older part do not often come on to the market. There are older and newer parts to the town but prices do not vary much. In the city itself most homes do not have much more outdoor space than a courtyard, although on the outskirts of the town some of the detached homes do have gardens.

There are some properties in rural areas around the city of Beja which would be good for those who are interested in having their own business. Wineries, olive groves and other agricultural enterprises often come onto the market and are ideal for those who have some money to invest. Some of these properties have fairly small houses on them but come with more land, so there are opportunities to extend and remodel the homes. Holiday lets in this part of the Portuguese countryside are also very popular, so those who have land with outbuildings on could consider converting them for the tourist market and these properties are easy to find.

The luxury end of the market is popular with expats in the Beja district. Villas with pools and plenty of land with them are usually twice the price they are in districts further north. Many of these properties are new builds, where the developer has bought the land and built the house with the intention of selling to an expat or someone who is looking for a second home. These houses have en-suite bathrooms, often have swimming pools and some will have landscaped grounds. If you are looking for a building plot on which to create your own home, you will find that those that have planning permission already in place will be a lot more expensive than in other areas, although constructing the house to a high standard will more than double the value of the property.

Properties along the coast are cheaper than those which can be found in the Algarve. Old fisherman’s cottages and apartment buildings are available in different towns and villages and are perfect for those who are looking to retire. Most of the towns have good amenities such as shopping areas, restaurants and bars and some apartment complexes include leisure facilities such as a gym and swimming pool. However the larger properties along the coast can command very high prices.
